Market Summary
The real estate market is starting to show some positive signs of improvement, as last months closings have increased from the decline of the past four months.
Our inventory, as of 01/04/12 was 10,518 ; so that has decreased approximately 1,000 per month. In January, Short Sales are dominating the market at 4,989, then Traditional at 3,527 , with REO's trailing at 2,002.
We are currently focusing on cash flow investments. We have located several properties that are tenant occupied and are showing a return on investment (ROI) between 8%-14% annually.
Interest rates are still below 5% for FHA & Conventional, and we're able to obtain financing for investors with only 10% down for a Fannie Mae property.
